We lend on single-family residences, multi-family properties (2-4 and 5+ units), mixed-use buildings, and select commercial properties throughout California. Our sweet spot is residential investment properties in the Greater Los Angeles area, but we consider deals statewide.
Our fastest closings are 7 days from term sheet acceptance for straightforward deals. Most hard money and bridge loans close in 7–14 days. Construction loans take 14–21 days, and Non-QM programs typically close in 21–30 days. We control the timeline because we lend our own capital.
For hard money and bridge loans, we focus primarily on the property and the deal economics rather than credit scores. We've funded borrowers with credit scores as low as 580. For Non-QM programs, minimum credit requirements start at 620 and vary by program.
Origination fees typically range from 1.5 to 2.5 points depending on loan size, complexity, and borrower experience. Higher loan amounts and experienced borrowers often qualify for lower points. All fees are disclosed upfront in your term sheet — no hidden costs.
Yes. We lend to LLCs, corporations, and trusts. Most of our borrowers hold investment properties in entities for liability protection. We can close in the entity name and will need standard organizational documents during underwriting.
Our primary market is California, but we selectively consider deals in Arizona, Nevada, Oregon, Washington, Texas, and Florida for experienced borrowers with strong deal economics. The vast majority of our portfolio is California-based.
No prepayment penalty on our hard money and bridge loan programs. You can pay off your loan at any time without additional cost. Some Non-QM programs may have a soft prepay on a case-by-case basis, which will always be disclosed upfront in your term sheet.
For hard money and bridge loans, we need a basic loan application, property address and photos, purchase contract or refinance details, and proof of borrower experience. No tax returns required. For Non-QM programs, documentation varies by qualification type (bank statement, DSCR, etc.). We'll tell you exactly what's needed after reviewing your scenario.
